11- GOODS DESCRIPTION :

1a- Relative to four (4) individual Bedrooms, on the 1st floor of a town house, bordered with a garden. Quiet area in Montpellier (34 - Hérault - France).

1b- In the house is living a family.

1c- The access to the bedrooms are not independant, and the Guest need to use the main entry of the house.

1d- An internal stairs have to be used to reach the bedroom. Access to the bedroom may be difficult for Guests who have a limitated mobility.

1e- Maximum of Guests who may leave in each bedroom : 2 adults + eventually a baby.

1f- Animals are not authorized.


2- DESCRIPTION OF THE BEDROOMS :

2a- Name of the 1st Bedroom : ANAÏS.
Surface : 16m².
Floor : level 1.
Orientation : french window in the East, and classical window at the South.
Bed : in 140cm, optional bed in 90cm.

2b- Name of the 2nd Bedroom : FRANCOIS-XAVIER.
Surface : 13m².
Floor : level 1.
Orientation : french window in the West.
Bed : in 140cm.

2c- Name of the 3rd Bedroom : MARIE.
Surface : 16m².
Floor : level 1.
Orientation : french window in the South.
Bed : in 120cm, + bed in 90cm.

2d- Heating : Gaz, collective.

2e- Equipements :
- Beds with sheet, pillows, bolster.
- Cupboard storage unit.
- Desk + chair.
- Armchair.

2f- Equipments not proposed :
- No phone plug.
- No TV set.
- No audio equipments.

3- FACILITIES :

3a- Common WC, at the ground floor, or at the first floor.

3b- 1st Floor : Bathroom with shower.

3c- Kitchen : at the ground floor (common).

3d- Access to the balcony (common).

3e- For the car, free parking on the public street (secured).


4- CONDITIONS FOR RENTING :

4a- After a common aggreement on the booking dates (by Email or by Phone), the owner will send 2 sets of this contract to the Guest. The Guest will have to return the owner 1 set of the contract undersigned.

4b- The booking will be effective as soon as the owner receive this set of the contract, added with the amont of the deposit, before the limit date inscribed on the contract. The remaining part of the booking amount will be given to the owner when entrering the house.

4c- During the renting period, the Guest may ask to extend his presence. This new booking delay may be extended after agreement of the owner.

5- PAYMENT :
The remaining amount (deposit deducted) will be delivered to the owner at the arriving day..

6 - CANCELATION AND INTERRUPT :

6a- Before entering the good, in general the deposit amount are acquired to the owner.

6b- In case of anticipated interrupt of the trip, due to the Guest, and if the responsability of the owner is not engaged, no payback will be performed.

6c- If the Guest is absent the D day mentionned in the contract, and without notified information from the Guest within 24 hours following this day :
- the contract is considered as cancelled.
- The deposit is definitively for the owner..
- The owner may use of his good as he want.

6d- In case of cancelling the booking due to the owner (major force), the owner with payback to the Guest the deposit twice.

7- GENERAL CONDITIONS :

7a- The owner will provide a bedroom in accordance to the description.

7b- Duration of the presence : it will not exceed 1 month, except initial agreement, case by case.

7c- The number of Guests may not exceed the welcome capacity previously indicated.

7d- Furnitures and objects, so as paints, may not suffer upper the usual using, corresponding to their nominal use.

7e- The Guest will abstain to cork the wasbasin, the shower, the WC, ... If confirmed, the Guest will pay for updating the elements.

7f- The Guest may not claim for any discount or indemnity in case of repairing due to the owner, appearing during the Guest presence.

7g- The Guest may inform the owner, 48 hours following his entry, any declared anomaly.

7h- The Guest is not allowed to introduce any animals in the house animals, without any agreement from the owner.
